Background
The MoD has occupied this site for over a century and its presence has impacted on how the town centre has developed during that time. Redevelopment of such a big site creates an exciting opportunity to provide new homes, workspace, community space and green space close to Feltham High Street. It will also mean that new routes can be created to better link the site to the High Street and into surrounding areas. Some projects are already in the pipeline: Part of the site is earmarked for the new Reach Academy Hanworth Park and the MoD has committed to build a new Cadet Centre.
The Local Plan for 2020-41 requires that redevelopment of this site also provides the following:
New Homes = 1370 minimum
Business space = 4,340 square meters
Community space (including the Reach Academy Hanworth Park) = 11,310 square meters
Redevelopment of this site will take place over many years, so there will also be opportunities for 'meanwhile uses' - that is, temporary use of land and buildings before new building projects begin. This could support local businesses and community groups.
Constraints of this site
Northern edge condition of the site is lined with inactive industrial facades
Interrupted key connection by new development
Grade Il listed Feltham House in poor condition
There are few direct linkages to the High Street
Roundabouts for logistics transport are not pedestrian or cycle friendly
Opportunities on this site
Sports pitches within the Reach Academy Hanworth Park will be open for public use
Large existing buildings on MOD site provide opportunity for meanwhile uses
Proximity to Hanworth Air Park
Mature trees
Possible route for bus
Pedestrian and cycle route protected
Site of consented data centre
The plan below shows how the MoD could be redeveloped - use the key at the side to help make sense of it.
There is a full-sized version of this plan in the Document Library on the right-hand side of the screen - click on it to open it.
You can tell us what you think about this by completing the Feltham Masterplan Survey. We would suggest you read more of the material about the masterplan first by looking through the other project tiles on the Future Feltham hub.
