Located at a distance from the High Street, Leisure West provides leisure facilities including a cinema, 10 pin bowling, bingo hall, gym and dining. It is similar to an 'out-of-town' retail park with a large car park. The site is located next to the Longford River. The owners may want to redevelop the site in the future.

Redevelopment of this large site creates an exciting opportunity to provide new homes, leisure, retail and workspace, and green space close to Feltham High Street. It will also mean that new routes including along the Longford River, can be created to better link the site to the High Street and into surrounding areas.
The Local Plan for 2020-41 requires that redevelopment of this site also provides the following:
New Homes = 310 minimum
Non-residential uses (including retail, business and health/ community) = total of 15,540 square meters
Leisure West today - birds-eye view
Constraints
Inactive street currently offers a negative journey between site and High Street
Currently no connection through Industrial through to the MOD site, acting as a barrier
Inactive riverside is underutilised and feels unsafe
The main route to access Hanworth Air Park is via an industrial- dominated road.
Large car park appears underused
Narrow road between industrial buildings
Access to industrial estate to be maintained
Rear edge condition of housing block
Opportunities
Opportunity for high-quality riverside pedestrian route, enhancing a green corridor between Feltham Parks and Hanworth Air Park
New bridge connection across river
Cycle and pedestrian priority proposals could improve connection to High Street
The plan below shows how the Leisure West site could be redeveloped - use the key at the side to help make sense of it.
